We would like to inform you that if you rented an apartment for 3 years and upon expiry of the contract, the landlord obligated you to paint the flat. In this case, the tenant shall use the leased property, maintain it, and hand it over to the lessor in a good condition. If it is not in a good condition, then you are committed to return it to what it was when you made the contact. This is according to the Tenancy Law in Sharjah, as follows:
 
Article (10): The lessee is obligated to use the leased property in the manner agreed upon in the contract and according to the purpose for which it was made or according to prevailing custom.
 
Article 11: The lessee may not make a change to the leased property without a written permission from the landlord, unless such change does not result in any damage to it or to the integrity of the building.  If the lessee makes a change in the leased property that exceeds the limits of the obligation mentioned in the previous paragraph, the lessor has the right to compel him to return the condition to what it was and to compensate if necessary.
