I never owed my landlord till the end of my contract. When it was time for renewal, my job was affected and I requested a reduction in rent. When the landlord refused, I requested three months extension, to which he consented. However, I was not able to pay for the three months at once, so I asked for an instalment payment but the landlord refused. Now it was time for me to move out. The landlord inspected the apartment, locked it and took the key. However, he refused to give me a payment option to help me clear the pending three months. For this reason, he did not issue me NOC to close my SEWA utility account. I wrote my landlord severally and visited the office for a possible solution, offering various options including checks. But he refused. The landlord filed a case against me at the Sharjah Municipality and they have ruled that I should pay for almost two years I didn't stay in the apartment. I really need help in this matter. What should I do?

We would like to inform you that from a legal point of view, extending the contract is considered a legal matter that needs clarification. Starting with the issue of extending the contract, it must be stipulated in the contract itself, and the extension mechanism must be stipulated.

If the contract stipulates that the extension takes place on new terms, in this case the landlord has the right not to renew the contract if the tenant does not comply with the new conditions.

 But if the contract stipulates the extension with the same conditions, the contract cannot be extended with new conditions, but if the contract stipulates the extension without stipulating the extension mechanism then in this case the renewal will be with the same old conditions

Thank you for the feedback. However, my issue is this. I left the apartment last year August but the landlord is claiming rent for more than a year I didn't spend in the apartment. What I owed before vacating the apartment with the content of the landlord was 16,000 AED. But now, the municipality is asking me to pay 67,000Aed to the landlord even though I did not stay in the apartment for this period. What should I do?
