would like to clarify to you that The rental law in the UAE and the decision of the e executive council number “26” for 2007 issuance of the executive regulations for rental relations in the state of Alsharja, which renewed the paragraph and states: if the lease agreement is for a fix duration, the lease may ask to terminate it before its expiration. If the lease proves that there are valid and unexpected reasons for the termination, and if the committee has been convinced of these circumstance they may terminate the agreement and impose the lease to pay a compensation to the lessor “landlord” not less than 30 % of the remaining period of the lease agreement unless the two parties agree otherwise.
In case of the expiration of the agreement, the plaintiff should pay the aforesaid compensation, if the plaintiff has failed to pay the compensation on the due date, the court will reject the case and the plaintiff has to pay the allowances of the lease, if the plaintiff has not pay them by checks with the defendant. Therefore, we advise you to send a notification to the lessor “landlord” for the termination of the lease due to valid reasons otherwise you have the right to go to the rental dispute committee and request the termination of the lease agreement due to the difficult circumstances.
