Hi , i live in albarsha 1 bahwan tower , i have got a redundant letter from emirates airline, my house rent contract until 19th January 2021 , my 2nd cheque payment due at 4th September, i had informed the office who runs the building on January 2020 when i signed the contract that I'm leaving the building on 27th November 2020 , but because of coronavirus, and the redundant letter, i have to leave on 11th October, i have given them 3 months notice but they are insisted to cash the 2nd cheque on 4th September which i don't have fund inthe bank , i had a meeting with them to pay monthly until I leave the country and I'll pay house maintenance cash , but they are refusing, can you advise me about right procedures

We would like to inform you that according to the information mentioned in your inquiry and with the spread of Corona pandemic, which is considered a force and you want to terminate the lease contract for lack of funds. Yes, you may do so as an exception of terminating the contract after notifying the lessor or agent to terminate the lease contract for not being able to pay the rent fee, if he refused you may go to Municipal court and file a lawsuit requesting the annulment of a lease contract due to the majeure force and the inability to pay the rent. Here the decision of the court will be either the termination and cancellation of the lease contract or reduce the rent in line with your ability unless it is canceled. Thank you
