Hello, I wanted to know what are my rights as a tenant affected by the pandemic , I lost my job and I asked the landlord to terminate the contract as I’m not able to afford the place anymore even though I tried to ask him to drop the rent but he refused. I have already payed the 3rd payment by the 16tg of May which give me till the 16 th of august however the landlord asked me to vacate the house 2 weeks early in order for him to get a new tenant . The landlord is refusing to pay me back for my 2 weeks rent . Does he have the right to do that ?

The landlord also is pressuring me to allow him to bring potential tenant to view the place while I’m still living in it

Also, the landlord stated that he wants me to paint the house even though I’ve only been living in it for 8months and it is clean and no changes has been made since I moved on ... he stated that he will deduct from the security deposit if I don’t paint it

We would like to inform you that The Rental law does not give the tenant the right to request the termination of the lease before the end of the contract for any reason.
If the tenant terminates the lease contract before the end of its term, then the lessor may ask the tenant to pay compensation because of the termination of the lease contract before the end of its term.
If the tenant refuses to pay compensation to the lessor, then the lessor may file a lawsuit at the Tenancy Dispute Committee.
The judge will decide to pay a small compensation amount due to Corona's crisis and losing your job.
