In November 2019 I rented a commercial property...

In November 2019 I rented a commercial property from Better Homes. To register the company I had to pay the 20% to AlWasal properties. They said I could not pay as there was a lock on the system. That the landlord had to sort out. I went back to Better Homes and informed them about the matter. They said, that they will inform the landlord. IN February 2020 the Landlord payed and sorted out the matter with AlWasal properties. Since I lost 3 months of rent. I asked for a new Tenancy contract from 1st June 2020. The landlord rejected it. Then I asked to cancel the contract and return my second post dated cheque due for May (49k) but they refused. Since they offered me a property that I could not use for 3 months and still took my money I would like some legal advice on how to get my money back.

If you have signed a lease and have not been able to use the rent because the contract has not been registered, the following information is provided to you:
The general principle is that the lease contract is valid from the date specified in the lease contract, and if the tenant does not use the tenant for a reason that belongs to the owner, in that case the tenant may ask the lessor to not pay the rental value for the period in which he was unable to use the eye due to the landlord returning and if the landlord rejects the tenant’s request, the tenant may file a complaint with the Rental Disputes Resolution Committee requesting that the rental value be refunded for the period that did not benefit from the rented eye due to the landlord’s return. If the tenant wants to cancel the lease contract and request to stop the check payment so  must file a complaint with the Rental Disputes Resolution Committee, which includes a request to rescind the lease contract, stop the payment of checks, and recover all other checks that have not been disbursed.
