We would like to inform you that if your inquiry relates to notifying the landlord that you do not wish to renew the tenancy contract ten months before the end of the contract, and then you continue living in the apartment because of the negotiation with the owner and did not reach an agreement, here are the following information:
- The rent law in Dubai stipulated two things: 

The first :
If the tenant does not want to renew the lease, he must notify the other party at least ninety days before the end of the contract. Since you have notified the other party ten months before the termination, the action you have taken is correct.

The second:
If the tenant stayed in the apartment after the expiry date of the lease means that the contract has been renewed. And since you have continued living after the lease expires despite notifying the landlord that you do not wish to renew the lease, this means that the lease has been renewed. We recommend that you negotiate with the landlord in order to reduce the amount of the fine required.

Here is the text of the Dubai Rent Law:

Article (6): 

If the lease term expires and the tenant continues to occupy the property without objection from the lessor, the contract shall be renewed for another similar period or for a year, whichever is less, under the same terms of the other contract.

Article (14): 

If either of the parties to the lease does not want to renew the contract or amend any of its terms, he shall notify the other party not less than ninety days before the expiry of the contract, unless the parties agree otherwise.
