We would like to inform you that if the lessor dies, the lease contract shall remain in force with the same conditions agreed upon with the lessor prior to his death. Article 21 of the Rent Law stipulates:

The lease shall remain in force until the end of its term after the death of the lessor or lessee. However, the heirs of the lessee may request the termination of the contract.
- If the lease is concluded only because of the
 lessee' occupation or for considerations relating to the lessee and then he died, the heirs of the lessee or the lessor may request to terminate the contract.
- In all cases, the dates of the evacuation notice provided for in the previous article shall be observed.

My question was rgardingLeasehold property. Means 99 years leasehold. So what law aplicable for 99yrs leashold property of lessor dies. Is that property will transferred to heirs or it will be terminated. ?

Ownership of the property is transferred to the heirs, but the rent rights remain for the tenant so that the heirs do not have the right to evacuate the tenant from the property where the lease contract remains in force.

Hello again ,Is 99 years leasehold also consider as ownership. I am asking this because i am planing to buy a flat in sharjah sahara tower on 99 years leasehold. And i am worried about what will be happens after me. So please explain. Thanks for your patience.

We would like to inform you that ownership is not determined but forever, and once it is determined for specific period then it is not ownership. Once the contract finished or the there is legal violation then you can terminate the contract.

Note that such kind of contract is signed for use the property not to own it, in other words, you can use that property without owning it.
